FAQ's
Hello, here are some frequently asked questions answered. We hope it helps. 


 

JADE FOREST CONDOMINIUMS ABIDE BY JADE FOREST CONDO BYLAWS, THE CITY OF ROSEVILLE LAW AND ORDINANCES, AND MICHIGAN CONDO LAW.
To acquire a copy of the bylaws, check the Co-owner page. 

WE NEED YOUR UPDATED EMAIL ADDESS TO SEND UPDATED INFROMATION. 

We are sending everything via email to save costs. Please update your email by sending us an email at jadeforestcondos@gmail.com. Thank you. 

WE NEED YOUR UPDATED CO-OWNER INFROMATION BY JANUARY 31ST EACH YEAR. FINES WILL BE ISSUED IF NOT SUBMITTED. 

We need updated information, per the Bylaws, about your Homeowners insurance, vehicle information, tenant information, emergency contact, pet information etc. You can update these on the Lawyers Condo Management portal or mail into them to LCM, 33228 W. 12 Mile Rd, Ste 294, Farmington Hills, MI 48334, or email, jennifer@laywerscondomgmt.com. Fines will be issued if not received by January 31st each year. 

ONE CARPORT SPACE IS ASSIGNED TO ONE CONDO ADDRESS. CHECK WITH LCM TO FIND OUT WHICH ONE IS FOR YOUR UNIT.  

If a guest parks in a carport space that is not yours please ask them to move. Carports spaces are reserved for Co-owners or their tenants only. If you see someone parked that doesn't live in our community for long periods of time call the police. Carport numbers correspond to the unit number.

They cannot be used for personal storage. 

HOW DO THE MONTHLY CONDO FEES WORK?

LCM Portal: To access our private Association website and to pay online please go to the Lawyers Condo Management site and create an account. Wait for approval. If you are having trouble logging in please contact LCM at 248-538-0234, ext. 301. If you are having trouble with payments contact wyatt@lawyerscondomgmt.com. Payment can also be sent into the LCM address Lawyers Condo Management, LLC, 33228 W. 12 Mile Rd, Ste 294, Farmington Hills, MI 48334 

Do not send payments to the Jade Forest address. 

VEHICLE TOWING

Per the bylaws; Vehicles will be tagged and towed for violations such as expired tabs, storage of a vehicle, damaged non-working vehicles, abandoned vehicles, non-handicapped vehicle parked in a handicap parking spot, etc,. No repairs to vehicles or washing in our parking lot. No housetrailers, commercial vehicles, all terrain vehicle trailers, snowmobiles, snowmobile trailers or vehicles; other than licensed automoviles, vehicles and trucks designed and used exclusivelty for personal transportation purposes, ("Passanger Vehicles") may be parked upon the premises of the condominium, unless specifically approved by the Association or parked in an area specifically designated therefor by the Association.

WHAT SHOULD I DO WHEN IT SNOWS?

Please park your vehicle in your carport when snow falls to allow the snow plow to clear the parking lot effectively. If you have multiple vehicles, be prepared to park one on Carl Street temporarily until the plowing is complete, as the plow may need to come through multiple times during a snowfall. Additionally, always be cautious of potential snow and ice patches on the ground.

HOW TO BE A GOOD NEIGHBOR

We can be considerate of our neighbors by keeping everything quiet after 10:00pm and before 10:00am. Everyone can hear you inside and outside your Condo. If your neighbor is doing something illegal or is continually noisy in the late hours (after midnight) call the police. If your see someone loitering that doesn't live here please call the police. 

PARK IN THE PARKING LOT SPACES PROVIDED. PARK AWAY FROM THE SIDEWALK.

Our parking is limited so we ask that residents park within the parking space and not over 2 parking spaces. Also do not park over the sidewalk. Our sidewalks are small and we need to leave space for people to walk safely and to be able to use walkers, wheelchairs, etc. Thank you. 

REMOVE PLANTS, TABLES, CHAIRS, AND OTHER OUTSIDE FURNITURE BY NOVEMBER 15TH EVERY YEAR. 

 Summer months allow for summer outside furniture and winter months we need to put it away to make room for snow. It can be brought out again on April 1st. 

KEEP GARBAGE OFF OF THE PORCH AREAS. IT ATTRACKS MANY ANIMALS.
Do no put your garbage on someone elses porch, lawn, stairs, etc. Do not place garbage on the porch. All garbage should be in your condo or in a closed bag placed in the garbage dumpster.
